WHAT IS BAY HILL?

The vision for Bay Hill is a successful community of residents that have designed and built their dream home that contributes positively to their own lives, the environment, and fellow residents of Bay Hill.

WHERE IS BAY HILL LOCATED?

Bay Hill is located in Ara Paekawakawa, Island Bay, a seaside Southern suburb of Wellington. The site is above Freeling Street and is accessed via Rhine Street. Bay Hill borders Tawatawa Reserve to the West and Paekawakawa Reserve to the South.

HOW MANY SECTIONS ARE THERE AS PART OF THE DEVELOPMENT AT BAY HILL?

37 Freehold sections.

WHAT AM I BUYING?

You are purchasing an Individual Fee Simple Freehold section in Bay Hill.

DO THE SECTIONS HAVE VIEWS?

Most sections have stunning views across Island Bay village to the east and north-east plus sea views to the South Coast, and several sections have incredible views to Tapu te Ranga Island and the wider South Coast.

WILL THERE BE HOUSE AND LAND PACKAGES?

Section sales only.

WHAT SERVICES WILL BE AVAILABLE FOR EACH SECTION?

Power, Water, and ducting for Fibre.

Note, the stormwater and wastewater services are located within the roadway and some houses below the road will require a wastewater system to pump wastewater to the services in the roadway. Rain gardens are a permitted system (refer Resource Consent Notice of Decision) to dispose of stormwater if connection to the road via gravity is unfeasible.

DOES EACH SECTION HAVE A TITLE?

Titles have not been issued at the time of releasing the sections for sale. We anticipate these will be finalised by September 2022. Once Titles are released you will be able to settle on the land. You can however commence your design process at any stage.

WHAT SIZES ARE SECTIONS?

Section sizes vary from 400m2 to 660m2. Refer to Bay Hill site plan and subject to Survey plan and final Titles.

ARE CONCEPT DESIGNS AVAILABLE?

Yes, two Architecture practices have been engaged by the developer to produce concept designs for various sections (Makers of Architecture and Holmes Architecture). These practices have intimate knowledge of the site, project vision, topography, covenants, design guide, and geotechnical conditions, and as such the developer recommends working with one of these practices.

Each of the two Architecture practices have produced 4 concept designs. You are welcome to view these concept designs and work with one of these Architecture practices to customise the concepts to your requirements.

Alternatively, you can use another Architect or Architectural Designer.

CAN I USE MY OWN BUILDER?

Yes.

HOW MUCH WILL IT COST TO BUILD?

The build cost is typically based on the complexity, quality, and size of your house and the Architect, Architectural Designer, or builder will be able to advise. A reasonable estimate would be $3000 - $5000 per m2 (gross, covering materials and builder/tradespeople), plus additional costs for retaining/earthworks, carpad/garage, professional consultant fees (Architect/Architectural Designer, structural engineer, geotechnical engineer), WCC fees (Resource Consent, Building Consent), landscaping, etc. Please speak to your Architect or Architectural Designer and/or builder who can advise further.

WHAT IS THE PROCESS?

You purchase the section, then engage an Architect or Architectural Designer who will design your house. They will apply for Resource Consent (if required), and Building Consent.

You can then engage a builder to quote the job and complete the build.

HOW LONG DOES IT TAKE TO FINALISE PLANS AND COMPLETE A BUILD?

Finalising plans then completing the build process can vary from build to build. The process can take between 9 - 18 months. Your Architect/Architectural Designer and builder will be able to discuss this with you.

IS THERE A BODY CORPORATE?

No, but there will be a Residents Association (RA). All owners will automatically be a member of the RA.

WHAT IS THE RESIDENTS ASSOCIATION FOR?

The RA will be responsible for the management of the development upon completion, all common space management (including the natural play spaces), road maintenance, repairs to common property, and organising community social functions.

WILL THERE BE A RESIDENTS ASSOCIATION LEVY?

Residents will collectively decide if a levy is required, the frequency and amount, if any.

ARE THERE VISITOR CAR PARKS?

Yes, there will be a minimum of 8 visitor car parks throughout Bay Hill. The location of the visitor car parks will be determined by the RA when house and garage/car deck locations are finalised

AM I RESPONSIBLE FOR PLANTING?

Yes, you will need to plant your section in accordance with the species, sizes, and density noted in the Landscape section of the Bay Hill Design Guidelines, and Covenants.

The developer will landscape and plant the common areas, including the site entrance and natural play areas.

ARE THERE COVENANTS ON THE SECTIONS?

Yes. Refer to Covenants in the Sale and Purchase Agreement, the Resource Consent Decision Report, and the Design Guidelines.

The Convenants are intended to ensure high-quality design throughout Bay Hill to protect and enhance your investment, and the environment.

WHAT IS THE DEPOSIT AMOUNT AND WHEN DO I NEED TO PAY IT?

Purchasers will be required to pay a deposit of 10% of the purchase price of the section (unless otherwise specified in the agreement) and the Developer’s Lawyer will hold the deposit in their trust account until the settlement date. Any interest on the deposit will accrue for the benefit of the party that ultimately is entitled to receive the deposit.

An alternative to a cash deposit is a deposit bond which can be provided by a purchaser’s bank in a form acceptable to the developer and is relatively easy to arrange. The amount of the deposit bond must be 10% and you should talk to your bank or mortgage broker about how these are arranged.

HOW DO LOANS FOR SECTION SALES AND BUILDING WORK?

You can obtain a traditional mortgage for the purchase of a section. Then when you are ready to build you can also obtain a Construction Loan. A construction loan lets you ‘draw down’ an agreed amount of money at each stage of the construction process. This allows you to pay your builder and also ensures that you only pay interest on the money you use at each stage of the process.

WHAT CONSTRUCTION WILL TAKE PLACE AROUND ME IF I AM IN ONE OF THE EARLY STAGES AND WHAT STEPS WILL BE TAKEN TO MINIMISE THE INCONVENIENCE?

As indicated in the Agreement for Sale and Purchase, ongoing construction will necessitate the presence of tradespeople and potentially restricted access to certain areas, from time to time. It is inevitable that some disruption will occur during the course of completing the development.
